Joondalup Health Campus: generation over the car park

Joondalup is a large low-rise campus with several separate at-grade car parks and the strongest solar yield of any capital city in the country. We drew and priced a canopy over one of those lots to show what the format returns on land Ramsay already holds.

Hospital load and canopy generation are an unusually good match. A hospital runs a high, flat base load through daylight hours every day of the year, and its car parks are full for the same hours. Perth's yield means each kilowatt installed here returns more than the same kilowatt anywhere else in the Ramsay network.

What the canopy does for the site

Highest yield in the network

At roughly 1,550 kWh per kWp a year, a canopy in Perth generates around 24% more than the same canopy in Melbourne. Joondalup is the strongest WA candidate on lot size alone.

Shade is a patient experience issue

Covered parking matters to patients, visitors and staff walking to a ward in February. It is one of the few sustainability investments a visitor actually experiences.

The roof is not the constraint

A canopy is a new structure sized to the lot, so roof age, plant and structural capacity stop limiting how much generation the campus can carry.

Scope 2 that is easy to report

Generation is metered on site and behind the meter, so the reduction is measurable and lands in the same reporting line every year.

Why this campus

Ramsay reports group emissions and energy performance across its Australian hospitals. Roof space on a hospital is contested, heavily serviced and often old, which is why so much of the campus generation opportunity is on the ground.

The canopy drawn below delivers 1.10 MWp and about 1.71 GWh a year on site for $2.07M of base scope. Joondalup has further at-grade parking beyond the lot drawn here, so this is a first stage rather than the whole opportunity.

Proven on live campuses

Canyon Solar factory-builds solar canopies that turn large car parks into onsite generation and shade. We have delivered them for Woolworths, across six sites, and for IGA, AstraZeneca and CSIRO. The AstraZeneca canopy went up on an active pharmaceutical campus and the client confirmed it was three times faster than in-situ construction, with 75% fewer high-risk on-site labour hours. That is the closest comparison we have to building around a working hospital.

The Grand Canyon

For a lot this size the standout design is the Grand Canyon: a continuous, full-coverage canopy with no gaps over the driving lanes. It gives the highest solar density in our range and a clean roofline that reads as a designed part of the site. Installs can be staged where sections of the car park must stay open.

How to proceed

Own it (CAPEX)

You hold the canopy and all of the generation, on a 30-year design life. Staged if that suits the site.

Hardware as a service (OPEX)

$0 upfront. A service agreement arranged through an independent finance partner; you keep the generation and pay from the savings.

Every canopy is engineered, factory-built and installed by the team that has delivered 16 projects across three states.

A short working session to confirm which lot goes first, validate the layout on the actual title boundary, and firm the tariff and self-consumption assumptions with Joondalup's own consumption data. Parking access and patient flow come into that conversation early.
